Road Infrastructure Projects
We understand the importance of key road and transport infrastructure in meeting the growing needs of the community and that is why we are working closely with Council, the State Government and relevant authorities to try and deliver these as quickly as possible.
Aura Blvd to Banya Ave - Traffic Signal Phasing Update
Beginning the week of the 8th October, improvements to traffic light operations for vehicles travelling to and from Aura Blvd to Banya Ave will be implemented. This initiative is expected to be completed within the same week and will adjust signal timings to allow for increased green light duration.
Edison Crescent Corbould Park connection
In addition to the future Graf Drive & Racecourse Road connection, Stockland and the Queensland Government are finalising contracts for a secondary connection from the Aura Business Park to the neighbouring Corbould Park industrial area.
Graf Drive & Aura Blvd upgrades
Roadworks will commence in September around the Aura Business Park to increase the capacity of the road network and improve traffic flow. These works will include the duplication of Aura Boulevard and Graf Drive to four lanes, intersection upgrades and the extension of Graf Drive to connect with Racecourse Road, providing a third access point from the community to Caloundra Road
Nirimba Drive connection to Banya Avenue
Stockland are currently in the design process to extend Nirimba Drive across the Aura Brook to provide a direct connection to Banya Avenue. This will provide quicker access between suburbs and to the Nirimba State Primary School.
Aura Blvd, BCA to Baringa Dr Duplication
Design has been completed with Approvals and Procurement underway on the Aura Blvd duplication. This upgrade will enhance traffic flow at the Aura Blvd roundabout with extra lanes in both directions, making our community’s roads more efficient.
Caloundra Road intersection upgrades
TMR is investigating options to improve safety and reduce congestion at the Caloundra Road, Kawana Way Link Road and Bells Creek Arterial Road intersection in Caloundra.

Unitywater and Energex are working on a number of key projects across the Sunshine Coast to support the growing community. Timelines are subject to weather and site conditions so please refer to the linked websites for the most current information.
Energex Substation (by others)
Construction is underway by Energex on a new substation located on Bells Creek Arterial road as part of the SunSouth power project. The project will boost the power supply for existing properties between Caloundra and Bells Creek and cater for the growing Aura community into the future.
Unitywater Pump Station (by others)
Unitywater is investing in new water infrastructure to meet the future demands of the growing community with construction currently underway on a pump station located East of the Bells Creek Arterial Road. This important work will mean a continued safe and reliable water service for the Aura Community.

From new schools to shops and entertainment, these key amenity projects are top priorities for the Stockland team because we know how important they are to the community. Dates are subject to approvals and construction timelines, so please check back for regular updates as these exciting projects progress.
Goodstart Childcare Centre, Nirimba
Construction has begun on Aura's second childcare centre by Good Start Early Learning. Situated in Northern Nirimba by North Village and The Avenues the centre will provide an childcare option close to home for Aura's growing families.
Nirimba Rugby League Grounds
A second sports park spanning 4 hectares is under construction in Nirimba. Featuring two Rugby League fields and a clubhouse, the park will be the communities first senior Rugby League facility.
Baringa Sports Complex
An $8M district sports park has commenced construction in Baringa on Farmers Crescent by the Business Park. Featuring two full sized AFL fields, eight tennis courts and four pickleball courts, the park will offer new sporting opportunities for locals.
Notre Dame College (by Others)
Owned and developed by Brisbane Catholic Education, this P-12 Catholic School will be the first private school in Aura. This co-ed school is forecast to open in 2025* for Prep to Year 3, and Year 7 students and is master-planned for 1836 students on completion.
Nirimba Neighbourhood Centre (by others)
A Development Application has been approved for a proposed neighbourhood centre in Nirimba located on Mulberry Lane by others. The proposed scheme includes a café, convenience offering and small business hub with space for multiple tenants. We look forward to sharing more information on the tenants and forecast opening.
Aura Home + Life (by Others)
Delivered by Capital Property Group, this $65m large home and lifestyle retail precinct will house 12 to 16 tenancies offering a diverse range of tenants including electrical goods, furniture, pet supplies, automotive and recreational products. Construction is expected to commence in early 2025*.
Police-Citizens Youth Club (PCYC) (by Others)
The Queensland Government has announced a $15 million investment to establish a new PCYC in Aura. This facility will offer social programs and recreational activities aimed at fostering community engagement and supporting youth development.
Aura Lagoon & parkland
The designs for Aura's very own lagoon are progressing well and Stockland are working closely with Council and EDQ for the approvals. This is a high priority project for Stockland and we look forward to sharing further detail as the approvals progress.
Aura Hotel (by Others)
The Comiskey Group’s $45m hotel will be the heart of the premium entertainment hub in the City Centre of Aura. Aura Hotel is scheduled to be complete in 2026*.
Banya Primary School
Planning is underway for the future primary school located in Banya. The Department of Education has identified the site and preparations for delivery have begun to coincide with enrolment growth in the local area.
Direct Sunshine Coast Rail Line - CAMCOS (by others)
Stockland is collaborating with the QLD Government to support delivery of the Direct Sunshine Coast Rail Line, ensuring enhanced connectivity and infrastructure for the region. The corridor has been preserved through Aura, with road and transport connections to Aura Station set to align with the project's completion before the Brisbane 2032 Games.

Get ready to explore and enjoy new amazing parks, playgrounds, and green spaces here at Aura! These exciting projects are either under construction or coming soon. Keep an eye out for updates, as forecast opening dates may change due to weather, approvals, and construction timelines.
Northern Nirimba linear park
The proposed Northern Nirimba linear park will include over 200m of footpath travelling from east to west. This footpath will be an extension to the existing connection to Fig Tree Park, allowing for uninterrupted strolls and bike rides along the conservation area. The proposed park will also include seating for a spot to relax with the Bells Creek conservation as your background.
Glider Park - Gingera Street, Banya
Inspired by the Sunshine Coast Squirrel Glider, Glider Park is designed for adventure and play. The park will feature a double flying fox, toddler play tower, swing set, slide and tunnels that mimic glider dens alongside an informal roller skating path for a gliding experience. A half netball court adds to the fun, making this park a lively spot for all ages.
Mulberry Park, Nirimba
Nestled between The Avenues and North Village in Northern Nirimba, Mulberry Park will feature a shaded central playground with slides, climbing mounds, obstacle play elements, and more. The park will also offer shaded picnic areas with BBQs, toilets, and an open kick about lawn.
Hilltop Park, Banya
Located in Acacia and designed with a botanical theme, this 6,000m² park offers something for everyone. Enjoy the shade and seating areas, or let the kids explore the swings, slide, and spinners. Basketball play and multiple climbing obstacles provide excitement and challenge, perfect for both the young and the young at heart.
Western Banya linear park
A 950-metre footpath will run along Blue Drive in Banya, forming a future linear park. This green corridor will directly connect the Proposed Sports Park in the north with the District Park in the south. Along the path, there will be seating areas where you can relax and enjoy the greenery.
Banya linear park
This pedestrian-friendly green link with a central pedestrian bridge will connect residents in the West and South including easier access to local parks, such as Shark Park and Dolphin Park, while enhancing overall connectivity throughout Banya.
Aura Brook Stage 3A
Aura Brook is being developed in four stages, with completion planned over the coming years. Stage 1 and 2 are now open, featuring Aura Brook Dog Park, Enchanted Garden Park, and kilometres of scenic nature trails. Next to open is Section 3A, currently pending approval, this stage will introduce additional walking trails and a linear park along Park Avenue.
Behind the scenes
The Stockland team are diligently working in the background on a number of high priority projects that we know are important to the community. While timelines aren’t confirmed yet, check out the latest behind the scenes updates below.
- District Recreation Park, Nirimba – Detailed design is underway for an inclusive play space as part of our commitment to accessible, welcoming outdoor spaces.
- Nirimba Neighbourhood Centre Civic Park – Design has started to create a space that complements the Neighbourhood Centre and connects to Mulberry Park.
- SOLAS at Aura Park, Nirimba – Finalising designs for planning submission, this park will feature a BBQ, shelters, toilets, play equipment, lounge seating, and connect to the Aura Brook trail network.
- Aura Brook Phase 3B and 4 – Design has commenced; updates will follow as plans progress.
Park & community maintenance
Spot maintenance, damage or other matters requiring attention in our community, particularly our parks? Use the Sunshine Coast Council App to report. As the community grows, maintenance responsibilities transition from Stockland to the local council. We highly encourage residents to report and advocate directly to help resolve matters as quickly as possible.
Note: Treehouse Park, the Aura Brook, Cockatoo Park & Shark Park are still under Stockland's management, please contact us directly with any concerns.
