Buying & selling in a Stockland Halcyon community?

No, there is no stamp duty payable on the purchase of your home.

Obtaining a housing loan is not common for Land Lease Communities. If you are interested in pursuing this, you should seek independent financial advice.

If and when you choose to sell your home you can either use Stockland Halcyon as your selling agent, or any agent of your choice. Stockland will charge a commission to act for you in the sale of your home.

If you nominate Stockland as your selling agent, Stockland may charge a commission fee as well as any sales and marketing fees associated with the sale of the home. 

Stockland does not charge a deferred management fee. 

Yes, you can sell your home directly if you so wish.

When you acquire a home in the community and enter into a Site Agreement wth us, you do so in your personal capacity. 

Yes, your home will form part of your estate assets. 

What is it that I own in a Stockland Halcyon community?

Before you move into a Stockland Halcyon community you will sign a Site Agreement. This agreement is your contractual right to exclusively occupy your site.

The land is leasehold. You will own your home and enter into a lease with us (known as a Site Agreement) for a site.  

Stockland Halcyon communities operate under several different state-based laws. Our communities are regulated by:

  • QLD: Manufactured Homes (Residential Parks) Act 2003 (QLD);
  • VIC: Part 4A of Victoria's Residential Tenancies Act 1997 (VIC);
  • NSW: the New South Wales Residential (Land Lease) Communities Act 2013 (NSW); and
  • WA: Western Australia’s Residential Parks (Long-stay Tenants) Act 2006 (WA).

Site fees vary based on the location and size of the site within the community.

If you are on a pension or benefit from Centrelink or Veterans Affairs, then you may be entitled to receive rent assistance. Eligibility criteria applies. 

Yes, your weekly site fees include local council rates and some government charges.  There are also separately metered utility costs that are payable by you. 

Your weekly site fee covers most charges associated with living in a Stockland community, however the site fee does not cover telephone, internet, electricity, water, gas and house insurance.

What is the quality of the homes and maintenance required?

We have a range of home designs and facades. Please speak with one of our specialists for more information. 

Yes, all new homes are protected from termites. 

There are guidelines as to alterations or additions that can be made to the outside of your home. This is to protect the amenity and value of the community.  Across our Signature range of homes there may be an option to personalise your home at the point of purchase.

Community Living

Yes. Pets are most welcome at Stockland Halcyon communities but it is worth checking the Community Guidelines regarding pet approval process when planning your move.

The Stockland Community Management team will look after all the facilities and
amenities in the Clubhouse precinct, as well as all common gardens, paths, roads, entry gates, etc.

Yes. Short-term visitors, family and friends can stay with you in your home for
up to two weeks in any six-month period.

Of course they are – and when they seeand enjoy all the facilities on offer in the
community, they’ll want to stay!

Yes, your Community Manager will collect any parcels, so you can enjoy your trip in total peace of mind.

Yes, Stockland Halcyon communities are gated with CCTV surveilance.

No. The permanent occupants of the Site are to be recorded on the Site Agreement
and renting of homes is not permitted.
