Stockland’s Funds Management Capability

Stockland provides high-quality, commercially attractive investment opportunities for our capital partners by leveraging our demonstrated leadership and proven expertise in asset development and management. Our strategic capital partnerships enable us to scale our management and development capabilities and grow assets under management to enhance long-term, sustainable business growth for us and our partners. Our current partnerships are focused on opportunities at our mixed-use commercial project, MPark, our national masterplanned communities business and growing land lease communities business.

The Stockland Investor Portal is exclusively available for our capital partners, serving as a centralised platform for confidential fund information. This provides our capital partners with secure and convenient access to fund information and performance data when they need it. 

Stockland’s Capital Partnerships

The M_Park Trust

The M_Park Trust (TMPT) was established in 2022 as a partnership between Stockland and Ivanhoé Cambridge to develop MPark, a new life sciences and technology precinct in Macquarie Park, Sydney. The first stage of this development consists of four buildings over 62,500 sqm with the partnership retaining the opportunity to invest in future stages of the mixed-use project. 

Stockland Residential Rental Partnership

The Stockland Residential Rental Partnership (SRRP) was established with Mitsubishi Estate Asia (MEA) in 2022. The SRRP is focused on the development and long-term ownership of land lease communities, a sector benefitting from demographic tailwinds, an appealing customer proposition and high-quality recurring income. Upon development completion, the portfolio of six communities will include over 2,000 homes across Queensland and Victoria. 

Stockland Communities Partnership

Building on the success of SRRP, the Stockland Communities Partnership was established alongside Mitsubishi Estate Asia (MEA) in 2023 to invest in Stockland owned and market originated masterplanned communities. The initial project, Stockland Lyra, is located in Melbourne with the potential for further projects to be added into the partnership in the future. The partnership will leverage Stockland’s long-held position as a leading developer of masterplanned communities in Australia to fuel further growth.

Stockland Supalai Residential Communities Partnership

Established in 2023 alongside Supalai, a leading real estate development company listed on the Thai stock exchange, SSRCP will acquire a portfolio of 12 high-quality, actively-trading, masterplanned communities for $1.06 billion with the potential for additional land acquisitions. SSRCP is a closed-ended fund intended for the development of the portfolio’s ~27,600 lots, leveraging Stockland’s existing masterplanned communities platform to maximise potential for the combined portfolio.  

Stockland Land Lease Partnership 1

Stockland and Invesco Real Estate, a global real estate investment manager, entered into a strategic open-ended partnership in May 2024 to develop and hold an initial portfolio of three Land Lease Community assets in the newly established Stockland Land Lease Partnership (SLLP1). The partnership will include ~1,190 homes across at The Gables NSW, Aura 2 (Coves), Qld and Redland Bay, Qld and is expected to generate ~$ 1.1 billion1 in gross development revenue2.
