Interest from investors has really picked up at Wildflower, so here are some questions we're fielding and the answers to help you on your way.

Naturally we think Wildflower is the bee’s knees for buyers, investors and owner-occupiers alike. But the stats and a recent report by our friends at Urbis nicely supports our endorsement!

We’ve compiled a list of questions that smart investors might consider when they look at this community, and share insights from the Urbis report.

1. What’s the rental yield look like and how’s it compare? 

Investors from interstate are looking to WA because of building affordability - the median house price in Perth is between *41% and *137% lower when compared to Sydney, Melbourne and Brisbane. 

Taking into account a vast amount of new development in greater Perth, Piara Waters sits just above the average for Perth reflecting its desirable location and established community.

But the important factor isn’t just how much it costs, it's the potential yield. As at February 2023 Piara Waters recorded a favourable yield of *4.6% with a 1 year median rent growth of *10%.

With some of the best rental yields in the area, Piara Waters has few opportunities to build new remaining. Opportunities for Investors wishing to make the most of construction before they miss out altogether are few and far between.

2. Will demand continue into the future? 

One of the biggest signals for future demand is population growth. With vacancies the way they stand now it’s undeniable that we’re in for a tough time to meet this demand as Perth grows.

Between 2021 and 2041, the population for the City of Armadale is forecast to increase by *54,191 persons (*55.46% growth), at an average annual change of *2.23%. 

Piara Waters is a growth area in its own right, with 10 year growth rate from 2021-2031 expected to be *47%. 

3. Will there be infrastructure and amenities to support the demand? 

Wildflower is a perfectly positioned community with schools, shopping centres and parks with much-loved playgrounds close by - you’ve heard of Robot Park, right? There’s plenty more to come as the area grows, including Wildflower's very own signature Stockland park and playground set to open mid 2024.

4. Is now the right time? 

Our corner of Piara Waters is becoming exceptionally popular as buyers are jumping at their last opportunity to build new in the area. Additional developers are piggybacking off this interest with further land coming online surrounding our pocket. Price grown for vacant land of *24% per annum shows that as more attention is paid to this area with these releases, prices are likely to continue rising. Plus, builders are beginning to offer fixed price contracts or build time guarantees giving the industry more certainty.

Prices are already growing and investors are already here, many of which are already living in the area. With a *12% per annum price growth for Piara Waters houses and 9% 3-year per annum growth, we really are a sweet spot. This pocket exceeds the broader City of Armadale at *0% for the last year and greater Perth at *3%. Well done, Piara Waters!

Proactive investors are noting this growth and they’re already showing interest, before the crowds rush in and prices escalate.


5. Should I build? Or buy established? 

Established properties are hard to come by in Perth, let alone good ones. With the pent-up demand for trades only starting to dissipate, a lot of these homes need a bit of attention or are waiting for their new buyer to spend up big on much-needed maintenance. Not to mention the demand at home opens for these properties, with many of our buyers expressing frustration at missing out on multiple established properties before deciding to build.

Building means everything’s shiny and new! With warranties! And guarantees! And did we mention depreciation opportunities? Chat to your accountant about that one!

  

6. And what about this sustainability business? 

Wildflower is Stockland WA's first all-electric community. With no mains gas installed and design essentials that support a lower impact lifestyle, we're one of the first of this kind in Perth.

The focus on going green is one that is becoming more prevalent as we see whole states like Victoria making the all-electric change and also we're seeing lenders and insurers starting to offer discounts and benefits for homes with "green" features.
