5 Reasons Why Armadale & Surrounds Are an Investing Hotspot

The Armadale area, southeast of Perth, has emerged as one of the state’s most promising growth areas. Offering a combination of affordability, infrastructure development, and lifestyle appeal, this region is quickly gaining attention from investors, first-home buyers, and upgraders. Here’s five reasons why now is the ideal time to secure your stake in this thriving area.

1. Population Growth Fuelling Demand

Armadale and its neighbouring suburbs are at the heart of Perth’s population boom. With the city forecasting an additional 50,000 residents by 2036, these suburbs are becoming hubs for young families and professionals seeking modern, affordable living (Urbis, 2024).

Cath Hart, CEO of the Real Estate Institute of WA (REIWA) says, “The market continues to be driven by strong population growth and constraints in the building industry. Houses continue to sell in record time and prices keep rising” (REIWA, 2024). This growth comes down to a combination of factors, including new housing developments and proximity to employment hubs.

2. Rapidly Rising Property Values

Armadale and its surrounds have been standout performers in Perth’s property market. Suburbs like Hilbert and Haynes recorded house price growth of 27% and 31% respectively in just one year –  outpacing Perth’s average growth of 26%. Armadale itself saw a remarkable 42.9% increase in house values, making it the fourth fastest growing LGA in Western Australia and 15th in Australia (REA, 2024).

This trend is fuelled by a perfect storm of factors, including constrained housing supply, high migration rates, and the area's relative affordability compared to other Perth suburbs. If you’re seeking property hotspots, start by looking at the suburbs that are experiencing strong price growth and/or are seeing homes sell quickly. (REA, 2024).

3. Major Infrastructure and Lifestyle Developments

The City of Armadale is transforming, thanks to substantial investment in infrastructure and amenities. The city has been marked for future infrastructure development by the federal government, encouraging business, industrial, and residential projects (City of Armadale, 2024).

Upgrades to the Tonkin Highway and the Armadale train line are making the area more accessible. In addition, the nearby Forrestdale Business Park West is creating thousands of jobs and unlocking millions of dollars in private investment.

For families, the development of Sienna Wood boasts established schools, with three new schools planned to cater to the growing population. This includes a new primary school in Hilbert, expected to open in 2026, offering modern facilities designed to meet the needs of young families. The estate is also home to a brand-new future Town Centre with retail, dining, and community facilities for residents.

4. Affordability and Strong Rental Returns

One of the standout features of the Armadale LGA is its affordability. The median house prices in Hilbert ($532,500) and Haynes ($594,212) are well below the Greater Perth median of $641,000, offering an accessible entry point for investors and first-home buyers. Affordability remains a key factor for home buyers and investors, and the majority of the current top performing and fastest selling suburbs were priced well below the overall Perth median house price (REIWA, 2024).

Despite this affordability, the area is delivering strong rental returns. A recent example highlights the investment potential: a couple purchased a $169,000 block of land in Hilbert and built a four-bedroom, two-bathroom home for $514,990. Within a year, the property was valued at $610,000—an increase of $95,000—and listed for rent at $680 per week. Their goal of creating passive income and financial flexibility demonstrates the area's capacity to deliver tangible results for investors.

5. A Thriving Community and Natural Beauty

Beyond the numbers, Armadale offers a lifestyle that appeals to a diverse range of buyers. With its proximity to the Darling Ranges, the area is a gateway to natural attractions, including trails, parks, and open spaces. These amenities provide a serene backdrop to suburban living, offering residents the chance to escape the hustle and bustle of city life.

The community is equally vibrant, with local initiatives, events, and facilities fostering a strong sense of connection among residents. For families, the abundance of playgrounds, sports facilities, and community centres ensures a well-rounded lifestyle in a supportive environment.

Whether you’re an investor seeking opportunities in a rising market or a homebuyer looking for a community that blends modern conveniences with natural beauty, don’t miss your chance to be part of its transformation.
