A vibrant new neighbourhood hub for Nirimba
Aura residents have something exciting to look forward to as a new neighbourhood centre is set to join the ever-growing community. Sunshine Coast Council has approved the development of a $5 million shopping centre in Nirimba, located on Mulberry Lane at the entry to The Avenues precinct. Scheduled to open in late 2025, the centre will bring together a diverse mix of retail, healthcare, beauty, and lifestyle services.
A community-centric development
The shopping centre’s thoughtful design will feature three interconnected buildings surrounding a central car park, creating a welcoming space for a variety of tenants — from small businesses to larger enterprises. Positioned near a childcare centre, a recreational park, and sports facilities currently under construction, the development is set to be a central point for everyday convenience and social interactions.

It will offer residents convenience and lifestyle right on their doorstep while creating opportunities for local businesses to grow and generating new jobs.”
Stockland Senior Development Manager, Genaea Keith said the new neighbourhood shopping centre will provide more convenience and choice for the Aura community.

Project developers Peter and Sue Ford emphasised the centre’s potential to elevate the lifestyle of Aura residents.
“Receiving approval for this project is such an exciting milestone for the community,” Peter said. “Our vision is to create a central hub of complementary businesses, including a café, retail spaces, allied health services, and a health and beauty collective. Aura’s rapid growth and thriving community made it the ideal location for a development like this, and we’re proud to contribute to its future.”

A space for connection
Among the first confirmed tenants is Ford & Folk, a beauty and wellness collective founded by sisters and Aura locals Sarah Milner and Aimee Ford. Their vision? To create an inclusive, welcoming space where small business owners and wellness professionals can thrive while providing the community with a one-stop destination for beauty and wellness services.
“Opening Ford & Folk together has been a dream of ours for a long time,” Sarah shared. “Aura is filled with talented small business owners ready to take the next step, and we’re thrilled to offer a spa-like experience for the community.”
The collective will also feature a hireable space for local workshops, fitness classes, and events such as art classes and business networking sessions, further strengthening its role as a hub for community connection and engagement.
From the same team who brought Rhythm Espresso to Baringa, the centre will also welcome Mulberry Lane Café as they bring their signature coffee culture to this new location in Nirimba.

Construction is set to begin in March 2025, with completion anticipated by December 2025. For Aura’s growing community, this development is more than just a shopping destination — it’s a place designed to bring people together, support local businesses, and make daily life easier and more enjoyable.
