We spoke with Shoreline’s Sales and Marketing Specialist, Rita Nguyencong, to discuss some of the main factors you could consider when it comes to purchasing a block of land— from sizes and orientations to finding the perfect fit for your lifestyle. 
Here are her insights. 

Budget 
Before looking into the right block of land for your family, it is important to establish your budget. Having a budget sets the parameters around building your dream home. From block availability and aspects such as sunrise or sunset views, through to decisions around lifestyle choices like a home office or secondary living spaces for example, setting a budget is very important. This is also especially vital for first-home buyers who are trying to enter the property market.

Oritentation 
Maximising natural light through your block’s orientation is a vital element to consider. East-facing blocks benefit from morning sun, which is ideal for early risers, while west-facing blocks capture the afternoon sun, which can increase heat in the evening. When looking at a block of land, imagine the way your home could be positioned on it, as a well-orientated home can save money by maximising natural light and reducing heating and cooling costs. In particular, make note of where living spaces would be, as these areas benefit from receiving natural light, whilst west-facing bedrooms should be avoided. 

Frontage 
Another important factor when it comes to choosing a block of land, is to consider the size of your frontage. Many families prefer a wider frontage as it provides space from their boundary, and also allows for more variations in terms of frontage designs. Garage space is also a factor to consider, with 95% of buyers requesting a double garage! 

Site Coverage 
When it comes to choosing a block of land, site coverage is important. In Stockland communities, the maximum site coverage of a block is 60%. This means that all remaining space must accommodate your yard, driveway and other outdoor areas.

It’s a good idea to consider what your outdoor needs are and whether they will change. For example, families with children or pets usually feel that a large backyard is a key priority whereas downsizers may look for low maintenance outdoor space to best suit their lifestyle.  

Covenants 
Covenants are guidelines designed to maintain community standards and ensure homes meet specific design, landscaping and construction requirements. When deciding on a block of land, it is important to consider and understand these covenants here
