We recently caught up with Katie Bailey, New Homes Sales Consultant at Dwyer Quality Homes to get an inside look at how their home designs are evolving to meet the demands of contemporary living.

How do your home designs fit with the way that Australian families and residents want to live? Has this changed over the years?

At Dwyer Quality Homes (DQH), we recognise that the way people live today is very different from the past and our new home designs are tailored to reflect those changes and evolving needs. We are a custom builder, and while we have many great designs, we understand that no one design fits every family. We take the time to get to know you. We sit down to learn what you’re trying to achieve and how you want to live. From there, we design a family home or investment property that suits your individual needs.

What is your top tip for prospective buyers to consider when building a new home?

Ask yourself: who do you want to partner with for the biggest purchase of your life? At DQH, we proudly stand out in service, design and quality. You should feel like your builder is working with you and for you. At DQH, your New Home Sales Consultant stays with you throughout the entire build journey, from planning to move-in and beyond. 

Many families have built multiple homes with us. With 40 years of operation as a local Sunshine Coast builder, we’ve built first, second, third, and even more homes for some clients, which speaks volumes. Our clients keep coming back.

What do you think are the main challenges faced by prospective buyers when planning to build a new home?
Knowing where to start. It can seem overwhelming, but it doesn’t have to be. Get the right advice. There are three key areas to consider, even in the initial stages of your build journey.

  1. Hit the display village: This the fun and exciting part! Visit the homes you like, explore design ideas and figure out what works for you (and what doesn’t). You'll see the latest trends in designs and finishes. Talk with our team to get a feel of what might suit you and your family. Don’t try to fit your family into a home —build a home to fit your family's unique needs.
  2. Land availability: Finding land on the Sunshine Coast is very competitive. If you're building in an estate or community like Aura, connect with land sales teams early.
  3. Financing: Contact a mortgage broker to understand your borrowing capacity. This will give you an idea of what’s feasible while you're exploring homes. Many clients are pleasantly surprised to find they need less than they initially thought to get started.

What’s your favourite home design trend for 2025?
Flexible homes. With the rising cost of living, we’re building homes that accommodate different living models. This often includes two ensuites or smaller units that are attached or integrated within the home. We’re finding solutions that keep families together while still offering privacy and personal space.

I’m also a fan of the evolving styles in Aura Village. Our stunning Byron display home reinvents the 1970s beach house into a modern, easy-living home. It features designer breeze blocks and an Aliwood façade, leading into VJ panelling in the entryway, accented by soft curves. This blend of old Sunshine Coast beach shack nostalgia with modern style works beautifully — come and see for yourself!

Do you implement any innovative or sustainable construction practices in your projects at Stockland Aura?
Yes, we do. We're incorporating sustainable practices into our base-level homes to create more liveable spaces. Our team is proactive in adapting to these evolving needs.

What achievements or milestones are you most proud of?
Every home we build! I genuinely love designing and building the right home for each and every one of our clients. This is more than just a job to me — going through the process with my clients and seeing the final result is incredibly rewarding.

Do you have any other advice for people thinking of building their first or next home?
Now is the perfect time to look into building. With Queensland Government first home owner grants, stamp duty exemptions and subsidies available, there has never been a better time to build.

Land on the Sunshine Coast is scarce, and finding your own patch of dirt to build your perfect family home is competitive as prices continue to rise. We’ve seen a large influx of people moving to the area, and with remote work becoming more common, this trend isn’t slowing down. Every month you wait, prices increase, so the best way to get ahead is to get in now.
