With Stockland Halcyon's land lease model, you own your home and lease the land for a simple site fee. This fee includes access to community facilities, maintenance services to communal areas, and management support - offering a low-maintenance lifestyle with more time for living.
Are rentals permitted at Stockland Halcyon communities?
Stockland Halcyon Communities are designed for owner-occupiers.
How are site fees calculated?
Site fees vary based on the location and size of the site within the community.
Am I entitled to government rent assistance?
If you are on a pension or benefit from Centrelink or Veterans Affairs, then you may be entitled to receive rent assistance. Eligibility criteria applies.
Apart from weekly site fees, what weekly charges do I have to pay?
Your weekly site fee covers most charges associated with living in a Stockland Halcyon community, however the site fee does not cover telephone, internet, electricity, water, gas and house insurance.
Can I obtain finance for my home?
Obtaining a housing loan is not common for Land Lease Communities. If you are interested in pursuing this, you should seek independent financial advice.
When I sell my home what exit fees and charges will I have to pay?
If you nominate Stockland as your selling agent, Stockland may charge a commission fee as well as any sales and marketing fees associated with the sale of the home.
Stockland does not charge a deferred management fee.

Who looks after the community?
The Stockland Community Management team will look after all the facilities and amenities in The Clubhouse and Wellness precinct, as well as all common gardens, paths, roads, entry gates, etc.
Can I have visitors stay?
Short-term visitors, family and friends can stay with you in your home at Halcyon Illyarrie for up to six weeks in any twelve-month period.
Are friends and family allowed to visit?
Friends and family are welcome to visit you and if they wish to stay longer than six weeks, the homeowners need to submit a request for visitors staying over in advance.
Can I lock and leave my home?
Halcyon Illyarrie have an appointed Community Manager who will collect any parcels that may arrive while you are away, so you can enjoy your trip in total peace of mind.
Is Stockland Halcyon Illyarrie a gated community?
Halcyon Illyarrie is a secure and gated community with CCTV surveillance at the entrance of the gate.
Can I rent my home?
Halcyon Illyarrie is designed for owner-occupiers. The permanent occupents of the Site are to be recorded on the Site Agreement.
