1. Confirm your finances
The more prepared you can be with your finances, the more smooth your house hunting journey will be. Stockland accepts a letter of eligibility from a licensed broker, current bank preapprovals and cash offers.
Where finance is required, we recommend buyers proceed to the point of preapproval so they can feel more confident of their financial position. It’s not unheard of for clients to encounter surprises in their finance application process, so it makes sense to cross this bridge before the block you managed to secure is on the line.
2. Engage with a builder
Once you know your comfortable budget, it’s worth discussing your options with a builder. Ask our sales professionals for indicative packages from their preferred partners, then contact each to see who you gel with best. They'll assist you to be sure you’re considering blocks that will allow for your ideal home design, without blowing the budget.
Seek their feedback on the community you’re considering, siteworks provisions and any other considerations that could impact your budget, or the lot that you’re choosing.
3. Register with Stockland directly
All buyers must register their own details with Stockland to be invited to participate in our releases. Your mum, cousin, friend, preferred builder or dog cannot do this on your behalf. To be as fair as possible in allocations, we manage the expression of interest process online at a nominated release date and time.
We currently release new lots every few weeks, and interested buyers must register themselves with our sales team at least 4 days before that release. This ensures you receive a unique link to express interest in your preferred lot on the day of the release. If you miss out, you will automatically be included invited to the next release.
4. Review the upcoming lots
Each release is announced a few days prior to the lots coming available. Take this time to check back in with your builder to ensure the price and size suits what you have discussed previously. Let yourself feel as confident as possible that the lot/s you’re expressing interest in will work as you envisage.
5. Act quickly - to register AND to finalise paperwork
Over two thirds of expressions of interest are received within 5 minutes of the release coming online, so you want to be ready and waiting to participate. You will receive a call from our Sales Professionals by close of business that day to advise whether you were successful.
If successful, it’s important to share your supporting financial documents (letter of eligibility, preapproval or proof of funds) as soon as possible, as well as transferring your deposit and returning the signed contract at your earliest convenience to formalise your allocation. If this is not done in a timely manner, your lot may be allocated to someone else.
6. Don't be a stranger
