Aura South represents an opportunity to meet some of the Sunshine Coast region’s forecast demand for affordable housing supply and has the potential to create a regionally significant environmental legacy for the future.

Stockland is in the early stages of planning Aura South. The project will be subject to numerous statutory planning and environmental requirements, and we are committed to involving our stakeholders across the extensive planning process.

LOCATION

Aura South is located at southern end of the Sunshine Coast, 1.6-6km east of Bruce Highway and 3km west of Pumicestone Passage.

The site is in single freehold ownership.

SITE HISTORY

The majority of the site has been cleared for over 50 years for exotic pine plantations, and it has been used for grazing since 2010.

If approved, Aura South offers an opportunity to alleviate housing shortage and provide affordable homes on the Sunshine Coast.

Located south of Aura

Aura South is a proposed future masterplanned community located at the southern end of the Sunshine Coast, adjacent to Stockland’s award winning community, Aura. It is situated within the Halls Creek Potential Future Growth Area (PFGA) which has been recognised in regional planning as a potential area to accommodate future growth since 2009.

Cleared for over 50 years

Stockland purchased the Aura South site in 2004. As a former exotic pine plantation, the 1,231-hectare site has limited on-site environmental values, with more than 85% of the land cleared over 50 years ago. The site is currently being used for low intensity grazing. Whilst the site is highly modified, we recognise the importance of protecting the existing on-site and off-site environmental values.

Well-connected and accessible

The site is easily accessible from Bells Creek Road and the newly completed Bells Creek Arterial Road. It is also located 1.6kms to 6kms east of the Bruce Highway, and is separated by State Forestry which provides a permanent green buffer.  Importantly, it is located outside the northern Regional Inter-Urban Break - the green space separating Caboolture and the Sunshine Coast.
