Below is the the March 2025 edition of the Developer Insights update on the construction work at our award-winning community, B by Halcyon. From a development point of view, we are closing in on the final stages, the vision is almost completed, and our entire team is immensely proud of the community that has been delivered. 

Home Construction

326 homes have now been completed and handed over to Homeowners. 

This week marked a huge milestone on the project with our internal builder HCQ’s last day on site before they come back in the new year to finish the final 10 homes in stage 6. 

Internal Civil Works

Stage 6 (South of Retreat Drive).  Due to the run of wet weather over the last few months, including Cyclone Alfred, civil works are now due to finish late-April with slabs poured in May and homes completed start of Q4 2025 

We lost 30% of available working days in February due to rain and a big chunk of March has also seen delays due extensive rain, severe water ingress along the northern boundary and preparing the site for the cyclone. The retaining wall along the northern boundary has required further geotechnical investigations and extra reinforcement due to the ground water in that area.  

Fortunately, the cyclone didn’t hit the area as bad as we were prepared for, there was however a substantial amount of rain on site. 

The remaining few weeks of works will see the roads being poured and bio basin completed. After which, our housing construction team will begin prepping and laying slabs and being work on the external gates, walls and paths.

Internal Landscaping Works

Central Park.  Works are now generally completed with only some minor tidy up to the lakes needed before council handover can occur  

There has been some loss of plants during the recent rain as generally happens through the establishment period of our gardens and a reason we over-plant in terms of plant numbers. Significant portions of the lake batters were underwater for a long time and now that the water is at the design level weed control, infill planting and re-mulching is required to these areas. 

After this rectification, council sign off and handover can occur.  

We will then let the area grow over the next 12 months to give the area time to establish fully and access if any plants/trees need replacement at the end of that period.

External Works

Old Maroochydore Road Works Significant road works on Old Maroochydore Road (OMR) are almost complete.  

There will also be an upgrade of the Whites Road/OMR intersection to include bike lane, left/right vehicle turning lanes into Whites Road and street lighting.   

As a reminder from our last update, the external works are significant and include the following: 

  • Road upgrade including upgrading the culverts under Old Maroochydore Road. 
  • Right turning lane and extension to the left turning lane (with street lighting) from OMR into Whites Road. 
  • A 10m resumption on our land which will include a drainage swale and will be planted out with quick growing natives. This 10m wide vegetation buffer, over time, will provide full screening of the concrete acoustic wall that has been constructedAt this stage we do not intend to paint the wall and instead focus on getting the vegetation to fully screen the wall - similar to the Forest Pines estate where the wall is no longer visible.  
  • The Caravan Storage timber acoustic fence has been painted and will also have a planted vegetation buffer along OMR. However, will be reduced to 5m as the fence steps out at this pointThis should still be sufficient to completely screen the fence over time with the planting. 
  • Footpath connection: The public footpath from Vise Road/Forest Pines will be extended along Old Maroochydore Road for the frontage of the B By Halcyon property (1.8m wide) and then include an access gate on the eastern end of our frontage onto the B community which will allow the public to use the footpath from Vise Road to the existing bus stops on OMR. 

Access to construction sites

Just a reminder there is NO access permitted to any construction site. There are many hazards and risks that exist on construction sites and it is unsafe for Homeowners, Home Buyers, or members of the public to access at any time.
