Stockland Halcyon Gables makes primetime TV news
Stockland’s first land lease community in NSW, Halcyon Gables, has been featured in a segment on Sydney’s Channel 9 News.
The news story heralds land lease communities as a fast-growing alternative to retirement villages and states the model could solve the housing crisis.
Ken Franklin, Stockland Halcyon Project Director, was interviewed in the story. In the clip, Ken is featured walking with the reporter on the Halcyon Gables construction site and highlights the financial benefits of the model where you own the home but rent the land which means no stamp duty or exit fees.
Ken said: “Stockland Halcyon communities are an attractive option to people over 60 because it can allow them to bank a portion of the equity when they sell the family home. The benefit to the wider market is that they are downsizing and freeing up that often larger home, in an established area, for a family looking for more space or upgrading”.

The Land lease model for Halcyon Gables is governed by New South Wales Residential (Land Lease) Communities Act 2013. This brings financial certainty and legal protections while being less complex and more transparent than retirement village legislation.
At Halcyon Gables you purchase your stand-alone home and sign a lease (Site Agreement) to pay rent (Site fees) on the freehold land on which your home sits. The land remains the property of Stockland. Under the legislation, you hold your land lease in perpetuity, meaning it lasts the life of your ownership. The Site Agreement is your contractual right to occupy the land and also gives you non-exclusive use of the community’s common areas and communal facilities.
Homeowners will also be close to parks, open green space, existing transport links from the established The Gables community, and a future town centre which is expected to include a supermarket, cafe, childcare, and medical centre.
The community will house 231 architecturally designed homes and a range of resort-style facilities, including a wellness centre, gym, sauna, pickleball courts, and a Gold Class-style cinema.
The first information sessions for the new community have been held recently and have had good attendance and interest. The first sites will be released in mid-May with the first homeowners expected to move in around second half of 2025.
