Construction of homes begins at Halcyon Wildflower, Stockland's first land lease community in WA
Stockland has started construction on homes in its first land lease community in Western Australia, Stockland Halcyon Wildflower – a $122.2 million community designed for over-55s wanting an active and vibrant lifestyle.
Joining the Stockland team to officially mark the start of construction was Minister for Planning, Lands, Housing and Homelessness, the Hon. John Carey and Mayor of Armadale, Ruth Butterfield.
Halcyon Wildflower is located in Stockland’s all-electric Wildflower masterplanned community in Piara Waters, 26 kilometres south-east of Perth’s CBD.
The project will comprise of 288 architecturally designed, low-maintenance homes with communal resort-style facilities, including a modern clubhouse, a health and wellness centre and an outdoor entertainment precinct for homeowners to enjoy.
More than 20 buyers will soon call Halcyon Wildflower home following the first release in August this year, with the next release planned for early 2025.
Halcyon Wildflower is the first-look for West Australians at Stockland’s award-winning land lease communities model, with nearly 5,000 homeowners across 24 Halcyon communities – either established or in development – in Queensland, New South Wales, Victoria and now Western Australia.
Minister for Planning, Lands, Housing and Homelessness, the Hon. John Carey, welcomed the new model as Western Australia continues to explore innovative solutions to boost housing across the state.
“Earlier this year I joined representatives from Stockland to open a new residential community in our northern suburbs and it’s brilliant to join them again to open Stockland Halcyon Wildflower in the family-friendly suburb of Piara Waters.
“The Cook Labor Government is investing a record $3.2 billion in housing and homelessness measures and private developments like Stockland Halcyon Wildflower are vital to boost all housing across the continuum and will provide new homes to more than 280 WA families.”
Stockland General Manager, WA Development, Col Dutton said the land lease model provides an alternative housing option for many older Australians looking for an active and connected lifestyle.
“Stockland Halcyon communities are an attractive option to people over 55 in Western Australia because it can allow them to bank a portion of the equity when they sell the family home. The benefit to the wider market is that they are freeing up an often larger home in an established area for a family looking for more space or upgrading,” Mr Dutton said.
“Enquiries and sales have been strong – which indicates there is a real appetite for high quality land lease communities in Western Australia. The ability to be part of a connected community with resort facilities and maintaining an active lifestyle is a real drawcard.”
Stockland Project Director, Halcyon Development, Andrew Wallis said the all-electric community of Halcyon Wildflower sets the standard for future homes in Western Australia.
“Homes in Halcyon Wildflower, like those in Stockland Wildflower, appeal to homeowners looking to make a more sustainable choice. Each home will feature induction cooktops, the provision for electric vehicle charging points and a 3.7 Kw solar system as standard to help reduce environmental impact and give homeowners the opportunity to reduce their energy bills through improved energy efficiency,” Mr Wallis said.

The land lease model gives homeowners the opportunity to free up capital with no hidden costs, stamp duty or deferred management fees, and homeowners retain all capital gains.
The Stockland Halcyon Wildflower Display Village and Welcome Centre is expected to open in mid-2025, and construction of clubhouse facilities is planned for early 2025.
