Affordability strikes chord with buyers at Sienna Wood
New home buyers are snapping up lots at Stockland’s Sienna Wood community in Hilbert, with an independent market report revealing the masterplanned community is one of the WA’s top three selling projects.
Sienna Wood is a masterplanned community in Haynes and Hilbert developed in partnership with the Department of Communities.
The National Land Survey by Research4 ranked Sienna Wood third of WA’s three highest selling residential communities during the December quarter.
Two other Stockland communities made the top three, with Calleya in Perth’s south east taking first place and Vale in the Swan Valley coming in at number two.
Col Dutton, WA General Manager Residential at Stockland, said he was delighted by Sienna Wood’s impressive ranking which was testament to Stockland and the Department of Communities’ commitment to creating a vibrant community that catered to all types of homebuyers.
“Sienna Wood’s top three positioning is recognition of Stockland and the Department’s success in creating a well-planned and thriving community close to key infrastructure, such as shops, schools and public transport,” Mr Dutton said.
“Currently Stockland’s most affordable community in WA, Sienna Wood has proved not only a popular choice for buyers making their first foray onto the property ladder but also for growing families.”
Due to increasing customer demand the popular Mooba Café, which overlooks the renowned $4.8 million Shipwreck Park, is now open seven days a week.
Residents and visitors can enjoy a coffee, breakfast or scrumptious lunch at the café from 7am to 2pm weekdays and from 8am to 2pm on weekends.
“The café’s weekly bubs club and pups club are a great way for residents to meet and get to know their neighbours,” Mr Dutton said.
“Another exciting new community initiative for local bookworms is the Sienna Wood Book Library. Keep an eye out for the blue letterbox outside the Sales Centre and look inside to collect a book to read or leave a book for someone else to enjoy.”
Sienna Wood’s numerous parks, walkways and playgrounds have proved a popular destination for families.
The innovative Shipwreck Park which features a 30-metre shipwreck within 6,000 square metres of enclosed play space comprising musical components, slides and a flying fox is a family favourite destination.
Construction of a new $2.6 million Explorer Park is also underway and its rock climbing wall, green space and large tunnels will appeal to sporting enthusiasts.
Home sites at Sienna Wood start from just $131,000* while house and land packages are priced from $272,912* for a 3 bedroom, 2 bathroom home.
“We have house and land packages more than $100,000 below the latest Real Estate Institute of WA figures showing the median house price for an established home in Hilbert is $380,000,” Mr Dutton said.
“WA is in the midst of a buyers’ market and there really is no better time than now for buyers thinking about making the leap to act.”
It is within easy reach of Armadale Train Station, Haynes Shopping Centre and Xavier Catholic Primary School.
