Our regular Developer Insights emails will bring to you the latest updates in the development of the community across civil works, community facilities and home construction at Horizon. We will aim to provide you with a Developer Insights update every few months and hope these insights will help you feel informed, engaged, and excited to be a part of our community, whether you are eagerly awaiting to move into your brand-new home or already a proud home-owner!

Our team is committed to keeping you up to date about progress at Halcyon Horizon. We are excited to be on this journey with you! 

This edition includes the latest information on home construction, the community Clubhouse, and landscaping works throughout the community. 

The Halcyon Horizon Team

Our team at Halcyon Jardin is made up of Lachlan Atkins (Project Director), Matt Lane (Development Manager), Angus McLellan (Assistant Development Manager), Chadd Appelgren (Project Manager), Brett Swan (Sales Professional), Michelle Sambucco (Sales Associate), Bianca White (Housing Specialist), Nerida Brown (Community Manager), and Greg Parker (Facility Caretaker).

Each Developer Insights will introduce another member of the team to help you get to know what we do, who we are, and how we can help you live your best life at Halcyon Jardin.

At the heart of every thriving community is someone working behind the scenes to bring people together and ensure everything runs smoothly. In this month's Developer Insights, we're excited to introduce you to Chris Shepherdson, our dedicated Community Manager, who plays an essential role in making our neighbourhood such a wonderful place to live. Get to know the friendly face behind the emails, events, and everyday moments that make our community special!

What does a typical day look like in your role?
No two days are quite the same, which is what makes this role so exciting! My day is a vibrant mix of customer service, logistics, event management, and administrative tasks – with new challenges always keeping things interesting. Thankfully, we have an amazing support team here who help make it all possible.

How does your role impact our community?
As a Community Manager, I see myself as the key to ensuring our residents' daily lives are as smooth, stress-free, and enjoyable as possible. For many of our homeowners, moving into Halcyon Jardin represents a significant life change. My focus is on making that transition seamless and finding ways to put everyone at ease – whether through organising social events, addressing concerns, or creating opportunities for residents to connect.

What's something surprising about you?
Here's a fun fact – I used to manage a kindergarten! You could say I'm uniquely qualified for bringing people together and handling the unexpected. Though I must admit, our wonderful resident community is much more self-sufficient than my previous charges!

What's the best part of being a Community Manager?
Working with our fantastic team and wonderful homeowners, knowing that each day brings new opportunities to make our community an even better place to call home. The variety of responsibilities keeps me engaged, and there's nothing more rewarding than seeing our community thrive.

The Home Specialist is your main point of contact as a homebuyer, guiding you from contract execution, all the way to home completion.

You will first meet your Home Specialist for your customisation appointment where you make the selections and variations for your new home, or if you've purchased a Turnkey home, they will take you through all the selections and upgrades that have been included.

Then, through the build stage, your Home Specialist will organise site visits and send you progress updates. Finally, towards the end of your homebuyer journey, your Home Specialist will book in your settlement day and organise all the final details to help you move into your brand new home.

Housing Construction 

Home Completion Journey

We are excited to inform you that Stage 2 of our home construction is progressing well, with 41 slabs already poured and 34 frames successfully installed. In addition, we have completed Stage 1, marking a significant milestone in the development of our community.

As we continue to advance, we look forward to welcoming more of our valued homebuyers to the community soon. 

Please keep an eye out for your invitation to our upcoming pre-settlement catch-up sessions. These meetings are designed to help you prepare for a smooth transition into community living.

Community Facilities

We’re thrilled to share the latest updates on the Halcyon Horizon Clubhouse Facilities! Construction is progressing smoothly, bringing us one step closer to delivering the fantastic amenities you’ll soon enjoy.

  • Social Building  – The wall frames are completed, and the roof is currently under construction
  • Entertaining Precinct – Work is well underway on the exterior sheeting for the cinema, library, and golf simulator
  • Wellness Precinct – The roof has been completed, and internal cladding is now underway
  • Pool House – The structural steel work is finished, and wall framing is set to begin shortly
  • Messy Arts – Foundations are underway, with the slab and footings to be poured over the next two weeks

We are excited as we bring this vibrant community space to life. Stay tuned for more updates in the coming weeks!

Solar Update

Every home in Halcyon Horizon will soon be equipped with a brand new 3.9kW solar system installed on their roof. Best of all, this installation comes at no additional cost and will help you save on energy bills for years to come.
 
The solar contractor will be starting installation in the next 3 weeks, starting on Site 046 and prgressing through site. For those of you who have recieved a Deed of Variation to your Site Agreement, please ensure this has been signed and returned to us to avoid any delays.
 
For those of you living in the community already: our Project Managers will reach out to to confirm a convenient installation date. Please note, the contractor will be required to install scaffold to complete the installation, the extent of this may vary depending on the size of your home. The installation process is expected to take around 1 week to complete.
 
Your solar system will become operational once we receive the required authority approvals, which we expect within the next 8-12 weeks. Once your system is installed and we have the required approvals we will be able to go live with the activation. We will be sure to keep you updated on how the authority approval progresses.
 
In recognition of the delay, Stockland will be issuing a credit to compensate each home for the period from your settlement date until the solar system is fully operational. This credit will help offset the inconvenience caused by the delay. This will be calculated using a daily rate, with more details in last weeks newsletter.
 
For those of you not yet living in the community: solar systems will be installed progressively as the contractor works through the backlog of homes. Rest assured, if your solar system is not installed and/or active on the day of settlement you will also be eligble for the Solar Credit.
 
Batteries
Based on the modelling completed by our team, it is not currently econimically viable to install a battery on this system, given the long payback period and high up-front costs of the battery. However, if you decide you would like to install a battery this is still possible.
A few things to note for battery installation:
  • If you would like to make alterations to the system (including adding a battery) you will need to request our consent prior via Community Manager Nerida
  • The inverter being installed does not have the capability for a battery, this will need to be upgraded by you at your cost
  • Any works undertaken on the system must be either completed by our accredited contractor, or if you would prefer to use your own contractor, access must be provided to our accredited contractor to certify the works
  • These works will need to be carried out post to intall of the system, and organised by the homeowner.

Landscaping and Civil works

Home Landscaping

To address recent confusion regarding responsibilities for landscaping, we have prepared a brief guide for you:
 
Front Garden
Each home includes a 90-day* ‘establishment period’ for the front garden to ensure plants become well-established and your garden thrives. During this period, gardens will be maintained fortnightly with weeding, re-mulching, and rubbish collection as needed. At the end of the establishment period, any dead plants will be replaced. Once the establishment period has concluded, homeowners will take over the maintenance responsibility. If you encounter any issues with plant establishment, please include them as part of your 90-day post-settlement defect list.
 
Rear Garden
If we have provided planting in your backyard, you will be responsible for watering, weed removal, mulching, and rubbish collection from the day of settlement, due to access restrictions. These plants also include the establishment period, so if you encounter any issues with plant establishment, please include them as part of your 90-day post-settlement defect list. Please ensure you are taking good care of them so they can also flourish!
 
Watering
It’s important to keep your irrigation timers programmed and active to ensure your plants receive the proper watering they need. Any plants that die due to insufficient watering (including during the establishment period) will not be replaced.
 
Please note that under the Site Agreement, homeowners obligations also extend to the verge, which includes the turf strip and street tree. This means that homeowners are also responsible for watering this area from the day of move in and we will take care of the mowing. To make this easier, we have provided a soaker hose to help you keep everything lush and green.
 
*This period may vary for completed homes and extended settlement periods. For more details, please contact your Home Specialist.
 
Community Landscaping
Streetscape works along Horizon Entrance are well underway! These works include a beautiful fresh Tiftuf turf with a mixture of both Deciduous and Evergreen Tree planting.
 
Streetscape areas will be delivered progressively as the surrounding homes reach completion.
 
We are also completing some rectification works around our eastern boundary and Southern Boundary linear park.

Community Vehicles

We’re excited to share that our community’s two amazing communal vehicles are now ready for use! Homeowners can now enjoy these fantastic rides at their convenience.

What’s Available?

  • Tesla Model 3 – A sleek, eco-friendly ride for smooth and sustainable trips.
  • 12-Seater Bus – Spacious and perfect for group outings (winery tour, anyone?).

How to Get Started
To book and drive these vehicles, homeowners must first complete an induction with Greg and provide a medical certificate confirming they are fit to drive.
