We’re kicking off 2025 with some exciting news, Halcyon Berwick is officially fully occupied! That’s right, all 175 homes are now lived in, and over 300 of you are calling this community home. What a journey it’s been! 

A little trip down memory lane

Since launching in 2021, we’ve:

  • Commenced construction.
  • Welcomed first homeowners into the community in early 2022.
  • Opened the doors to your Clubhouse in Spring 2022.
  • Unveiled the highly anticipated hobby shed in mid-2024.
  • Finished construction of all homes in 2024.
  • And celebrated our final settlement at the end of 2024.

The past few years have been full of growth, learning, and building your community—we’re grateful to have shared the journey with you. Now, let’s jump into the latest updates!

Community Facilities

We hope you’ve been enjoying a drink (or two!) at the newly renovated Clubhouse bar - the perfect spot for hosting, toasting, and catching up with friends.

Speaking of the Clubhouse, we’ve noticed a few areas that could use a little refresh. We’re currently obtaining quotes to refresh some ceiling works, painting, and other minor fixes, with the goal of completing them in the next couple of months. 

We are also implementing several external improvements throughout the community:

✅ Installing additional street signage
✅ Reinstating speed limit line markings
✅ Marking up designated EV charging parking spaces

Civil Rectification Works

With the final homes in Stage 2 completed, our civil contractor has been hard at work repairing damaged curbs and pavement. The Stage 2 street repairs are done, and Stage 1 curb repairs are set to begin in the coming weeks. Keep an eye on your inbox for updates on when these works will kick off. 

Landscaping

Your community landscaping is in full bloom! Alongside the thriving internal gardens, the final landscaping touches along Carnival Boulevard have recently been completed. With the addition of the emergency vehicle gate and pedestrian gate on the western boundary of the community, Halcyon Berwick is looking polished and ever-green. 🌿

We appreciate your feedback regarding the current lawn mowing services and want to assure you that we’re actively discussing the scope of work with the contractor. We’ll keep the community updated once a resolution is reached.

Finally, you may notice a few new faces around the community assisting John every fortnight. They’re here to lend a hand while getting to know the ins and outs of our Halcyon Victorian communities—so feel free to say hello!

Two-Year Front Garden Maintenance Period

For those who’ve reached the two-year mark in their homes, front garden maintenance has now transitioned to homeowner care. But don’t worry - Stockland will still take care of mowing all front turf strips and the communal areas. 

Stage 2 homes, along with some Stage 1 homes, are now within their two-year maintenance period. During this time, Stockland will continue to provide mulching twice a year and monthly weeding and spraying. As your home approaches the two-year mark from your settlement date, we’ll send you a friendly reminder before the maintenance transitions to your care. 

Solar

A gentle reminder—Stockland is covering the cost of Secondary Protection Devices for any homeowner installing solar by 30 November 2025. If you’re planning to go solar, don’t forget to submit an Alterations and Additions (MPG) form to Raj, your Community Manager, before installation. 

And for those who paid for their SPD during the home build—last year, we made sure you were reimbursed with a VISA gift card. We hope that came in handy during the holiday season!

Defects and Warranty

Defect Warranty Process

We’ve been working closely with our builder partner to address aged defects in Stage 1 while beginning the 180-Day DLP process for Stage 2 homes. We understand this has taken some time, but we are committed to closing out these defects. 

For those who are yet to begin this process, expect a reminder two weeks before your 180-day defect period ends, prompting you to submit your defect list to berwickwarranty@stockland.com.au. 

Appliance Warranty Process: Who to Call?

We've had a few inquiries about appliance warranties, so here’s a quick refresher: 

Stockland has arranged a 5-year parts and labour warranty with Harvey Norman. If you run into any appliance issues, you’ll need to lodge a claim directly with Harvey Norman’s Commercial Division, who will liaise with Fisher & Paykel or SMEG on your behalf.

What You’ll Need:

Harvey Norman will likely ask for a photo of the serial number, so check your oven (inside the door frame), rangehood (inside the hood body), or dishwasher (inside the door rim). Note: Cooktop serial numbers are not accessible. 

Stage 1 Rangehood Rectification Works

After an exhaustive process (thank you for your patience!), we’re pleased to confirm Stage 1 rangehood rectifications will commence on Monday, 17 February. 

You should have received a letter detailing the schedule earlier this week—if you’re unavailable during your allocated time slot, please email berwickwarranty@stockland.com.au so we can reschedule. 

We appreciate the collaboration with your Homeowners Committee and our builder partner to get this resolved.  

What a year for Halcyon Berwick!

2024 was a huge year for Halcyon Berwick. We hit major milestones and worked together to enhance the community. Some highlights: 

🏡 All homes in Stage 2 completed in November 2024—welcoming our final homeowners! 
🌿 All landscaping works wrapped up, giving the community that finishing touch. 
🛠️ The hobby shed opened in mid-2024—we can’t wait to see what you create! 

Beyond construction, we made memories together at some fantastic events, like the Workshop Grand Opening and Sounds of Spring Festival. And don’t worry—there’s plenty more to come!
